Transbay Block 2 Affordable Housing Towers

This transformative $150 million development, spearheaded by Mercy Housing California and the Chinatown Community Development Center, will bring two vibrant affordable housing communities to San Francisco’s East Cut neighborhood.

Designed to foster connection and well-being, the Senior Building—crafted by Mithun in collaboration with Kerman Morris Architects—prioritizes community engagement, combats isolation, and seamlessly integrates with the surrounding neighborhood.

The Family Building, envisioned by Kennerly Architecture and Planning in partnership with Y.A. Studio, will provide essential resources for growing households. Anchoring the development is a 6,000-square-foot childcare center and a dynamic retail space—envisioned as a local food market, serving as the neighborhood bodega.

By creating thoughtfully designed, community-centered spaces, this project will enhance affordability, accessibility, and quality of life in San Francisco’s evolving urban core.

1939 Market

Swinerton is providing preconstruction and general contracting services for the construction of 1939 Market Street, a 15-story corner development with 119 units. The 159-foot tall structure will yield around 141,630 square feet with 1,520 square feet for ground-floor commercial retail space and 1,590 square feet of usable open space. Parking will be included for 23 bicycles and no cars. Unit sizes will vary with 106 studios, 80 one-bedrooms, and one two-bedroom unit. The project will create 100% affordable senior housing, with expected tenants from the neighborhood’s LGBTQ community.
